Our Story
Moxxie Asset Group didn't begin in a boardroom or a call center. It began with one person's genuine curiosity about seller financing — and a growing frustration with how often note holders were being sold to instead of spoken with.
For more than three decades, Founder Dawn Bearden has believed that people make better decisions when they truly understand their options. When she entered the world of seller-financed mortgage notes, she brought the same instincts she'd relied on her entire career: ask good questions, explain things clearly, and never let someone make a decision they didn't fully understand.
She noticed quickly that the note-buying industry didn't always operate that way. Too many note holders were fielding cold calls, vague offers, and pressure to sign quickly — without ever being told what actually determines a note's value or what their real options were.
What she found — and what continues to shape how Moxxie operates — is that note holders don't just want an offer. They want to understand what their note is worth, why it's worth that, and what their real options are before they decide anything. Most had never encountered seller-financed notes before and weren't sure where to begin. They needed someone to teach them, not sell them.
That gap became the foundation for Moxxie Asset Group.
"Note holders don't just want an offer. They want to understand what their note is worth, why it's worth that, and what their real options are — before they decide anything."
— The Moxxie DifferenceWhy We're Different
Why Moxxie Was Founded
Moxxie was founded to be a different kind of experience. Every note holder deserves to understand what a partial note purchase versus a full sale actually means for their finances, how note valuation works, and why two similar-looking notes can be worth very different amounts. Most people only sell a mortgage note once or twice in their lifetime — this isn't a market they're expected to already understand.
So Moxxie was built around a different order of operations. Instead of "sell first, explain later," it's "understand first, decide when ready." That isn't a slogan — it's the actual sequence we follow with every note holder we speak with, whether they end up selling to us, selling elsewhere, or not selling at all.
The Person Behind Moxxie
Meet Dawn Bearden, Founder
Dawn Bearden has been a business owner and licensed optometrist for more than 31 years. Earlier in her career, she also served as a clinical instructor at Nova Southeastern University College of Optometry — training future doctors not just in clinical skill, but in something far harder to teach: how to communicate clearly with people who are anxious, unfamiliar with the terminology, and trying to make decisions they've never had to make before.
More than 400 Google reviews across multiple optometry practices tell a remarkably consistent story — not about speed or convenience, but about understanding. The pattern that emerges, across hundreds of reviews and in many different words, is specific and recurring: patients left knowing something they had never known before.
They write that she answered every question. That she never rushed them. That complicated concepts finally made sense. But the theme that surfaces most often isn't simply that she explained things well.
It's that they learned something.
Patients describe being taught things no other doctor had ever taken the time to explain. They left not just with answers, but with genuine understanding — often for the first time. And because they understood, they felt confident making their own decisions. Not because they were told what to do. Because someone made sure they actually knew what they were choosing.
Many professionals explain. Teachers help people understand. Dawn has always been the latter.
The industries are entirely different — optometry and mortgage notes share nothing technically. But the communication style, the educational philosophy, and the ability to take genuinely complex subjects and make them accessible carried over completely. Since entering the seller-financed mortgage note industry, Dawn has developed expertise in note valuation, partial note purchases, full note sales, seller financing structures, note pricing, and helping note holders understand how to maximize the value of their notes before selling. But she'll tell you plainly that her greatest strength isn't simply buying mortgage notes.
Her greatest strength isn't simply buying mortgage notes — it's helping people understand them well enough to make confident decisions.
Seller-financed mortgage notes are genuinely confusing for most people. The terminology is unfamiliar. The variables that affect value — interest rate, payment seasoning, loan-to-value ratio, remaining term, property type — aren't intuitive if you've never worked with them before. Dawn built Moxxie to change that: to take what is complex and make it understandable, using plain language and relatable analogies, answering every question, and guiding note holders through a progression that every important financial decision deserves.
In that order. Always.
What Guides Every Conversation
Our Philosophy
Guidance First. We Buy If And When You Are Ready.
This philosophy didn't emerge from a business plan. It came from more than three decades of watching what happens when people are given real information, real time, and real patience: they make better decisions, because they understand what they're deciding.
That progression — Education → Understanding → Confidence → Decision — is the sequence Moxxie follows with every note holder. We start by listening, then explaining: how seller financing works, what drives your note's value, what the difference between a partial note purchase and a full sale actually means for your situation. We answer every question. We don't manufacture urgency. And if selling isn't the right move for you right now, that's a completely valid outcome.
We'd rather you walk away understanding your options than move forward before you're ready.
What We Do
How We Help Seller-Financed Note Holders
If you're holding a seller-financed mortgage note — meaning you sold a property and are collecting payments directly from the buyer instead of through a bank — you have more flexibility than most people realize. Here is how Moxxie helps note holders understand and act on that flexibility:
-
We explain what actually drives your note's value: interest rate, payment history, remaining balance, term length, property type, and the buyer's payment reliability. Understanding this helps you evaluate any offer — from us or anyone else.
-
You don't have to sell your entire note to access cash now. A partial purchase lets you sell a defined portion of your future payments while continuing to receive the remainder once that period ends. We'll walk you through whether this fits your goals better than a full sale.
-
Full note sale.If a full sale makes more sense, we explain exactly how the process works, what documentation is involved, and what a realistic timeline looks like.
-
Documentation and process.Selling a note involves specific paperwork — the promissory note, the mortgage or deed of trust, payment history, and title information. We tell you upfront what's needed so there are no surprises.
-
Closing timeline. When all documents are received and title is clear, most closings move in roughly 3–5 weeks — not because we rush, but because we're organized and transparent from the start.
Whether you're weighing a partial sale against a full sale, or simply trying to understand what your note is worth, we treat that conversation as valuable on its own — independent of whether a transaction ever happens.
Our Commitment
Why Clients Trust Moxxie
Trust isn't something we ask for — it's something we try to earn in the first conversation and keep earning through every one after.
-
No pressure, ever. We will never push you to sell before you're ready. If now isn't the right time, we'll say so.
-
Real experience, honestly described. Since entering this industry, Dawn has developed expertise in seller-financed mortgage notes, and Moxxie's team brings more than 30 years of combined experience purchasing notes nationwide. But beyond experience, what note holders consistently say they value most is simpler: someone finally took the time to help them understand. That's what we're here to do.
-
Education before everything. We explain note valuation, partial note purchase structures, and seller financing mechanics before we ever discuss numbers specific to your note.
-
Transparency about scope. We typically purchase notes valued at $100,000 and above, and we're upfront if your note falls outside what we can help with — we'd rather tell you early than waste your time.
-
A relationship, not a transaction. Many of the note holders we speak with refer friends or family later, or return years after an initial conversation when they're finally ready. We're comfortable playing the long game.
